Sams Club. Then just 60 miles North is La Paz , the State Capital of Baja Calif. La Paz offers fantastic shopping and wonderful Hospitals; all the things you would want in a big city.
The immediate town is Los Barriles about 7 miles from the land. It is still a very small town but has most necessary things such as an excellent supermarket, an American staffed Urgent Care Center , 2 large banks, ATM, gas station, etc. You can either drive a car or as many people do take an ATV to town.
Benefits
There are miles of large white sand beaches with gentle surf.
(In Mexico ALL beaches are open to the public) Yet, here in Los Barriles, you can still ride your ATVs along the surf if you desire as it is not crowded like Cabo San Lucas! This area to the tip of Baja is known as the Marlin Capitol of the world.
Jauques Cousteau called the Sea of Cortez the "World's Aquarium" and the richest sea in the world. World Class Golf is available also. There are around 8 golf courses including Jack Nicklaus, Greg Norman, Robert Trent Jones, Pete Dye, and others. There are all the water sports you can imagine including boating, windsurfing, kite boarding, ATVs etc. There are Great and Inexpensive Restaurants here as well as many upscale restaurants in Los Cabos or even La Paz . etc. Our Home sites/Lots are located just a couple miles from the
Hotel Punta Pescadero, which has its own airstrip for small planes. Yet of course, most people arrive at Los Cabos International Airport (SJD) but also La Paz if necessary.
Weather
The weather in this tip of Baja is incredible. About 330 days of sunshine a
year and even when there are clouds it is still warm and perfect weather.
Occasional wind and little rain. Most of the rain if it occurs is in August
and September. Temperature ranges from the 70’s to the 90’s Farenheit / 20’s to the 30’s Celsius.
Investment
As an Investment this area is unbeatable!!! A lot of the beach property from Cabo San Lucas has been acquired by the large hotel resorts and has sold for untold millions of dollars.
The East Cape, of which this area is considered part of, is really the only truly affordable area left and even here, there will be many resorts in this area eventually. This will happen sooner than later, which obviously will increase the property values tremendously!
Financing
Our project is fully paid for and has no debt whatsoever. Title
Let’s talk about title. In Mexico almost all of the problems people have had is from a bad title. Most all problems trace back to the Title. Our lots have good, clean title, which you will be able to verify. Title Insurance is available from American Title Insurance companies. By the way since 1973 you can own property in Mexico as a foreigner. This is done by a Bank Trust (known as a Fideicomiso Trust) and you will pay the bank a small annual fee for the service. It is set up with the same Title Structure as you are accustomed to such as Joint Tenants or sole ownership or even a Corporation if you desire.
Property taxes
Property taxes are extremely low in Baja. They will be minimal.
